Long Term Maintenance

Plan the work, fund the work

A long-term maintenance plan lists the common property assets, when they need servicing, repair or replacement, and what that will cost. It turns large, unexpected bills into predictable contributions.

What a plan includes

  • A schedule of maintenance tasks for common property
  • How often each task is carried out
  • The estimated cost of each item
  • The expected lifespan and replacement timing of major assets such as roofs, lifts and fire systems
  • A budget and maintenance fund to pay for it

Who needs one?

In Victoria, larger owners corporations (Tier 1 and Tier 2) must prepare and approve a maintenance plan; smaller owners corporations may choose to. Where a plan is approved, a separate maintenance fund is raised and used only for the items in the plan.

Preventative maintenance

Regular servicing keeps assets running longer, keeps insurance claims valid and avoids emergency call-out costs. We schedule it, coordinate it and report on it.
